    Aggregated metrics for short-term rentals. The market snapshot used in the project calculation must be updated regularly and does not replace a property-specific forecast.

    Prado market benchmark: approximately 39% average STR occupancy.

    For the premium new build near the beach, the base case assumes 50% annual occupancy. This assumption is above the market reference used and requires professional product, pricing and operations management. Live data must be reviewed again before publication or an investment decision.
